Sell high. Buy right.
One move.

Moving up means selling your current home and buying the next one at the same time. We coordinate both sides so you never own two homes, or none.

Map Out My Move
How it works
The real challenge

The hard part of moving up isn't the house. It's the timing.

Sell first and you might scramble for somewhere to land. Buy first and you could carry two mortgages. The stress of a move-up lives in that gap, and closing it well is exactly what we do.

The coordinated move-up plan

Four moving parts. One team keeping them in sync.

Buying and selling at once has twice the moving pieces. Here is how we line them up so the two closings work with each other, not against you.

Phase One

Know Your Numbers

Before anything moves, we pin down two figures: what your current home will net you today, and what that equity plus your financing makes you able to buy. Real numbers on both sides mean you shop for the next home knowing exactly what's possible.

Phase Two

Solve The Timing

This is where move-ups are won or lost. We map the right path for you, a sale contingency, a rent-back after closing, a bridge loan, or a buy-before-you-sell program, so you're never forced to move twice or float two mortgages you didn't plan for.

Phase Three

Sell For Top Dollar

Your current home still gets the full listing treatment: Bruno's prep guidance, professional marketing, and a launch built for the critical first two weeks. A strong sale is what funds and powers the whole move up.

Phase Four

Win The Next Home & Close Both

Gabby writes an offer strong enough to compete, then negotiates both transactions in lockstep, aligning inspection, appraisal, and closing dates so the keys change hands in the right order. One clean move, start to finish.

Real Results

Sometimes the strategy isn't just marketing. It's the whole plan.

Not every home is ready to list the day we meet. Sometimes the biggest win comes from what we do before it ever hits the market.

An investor came to us looking for the right opportunity. Gabby's team found this first-floor condo in Bridgewater's Stratford Place and helped the investor acquire it. The previous owner had moved into long-term care, and the home hadn't been touched in years. It needed a real plan, not just a listing.

From there, the team managed the clean-out and guided the renovation: a new kitchen with quartz counters and two-toned cabinetry, a refinished bathroom, new flooring throughout, updated fixtures, fresh paint, even a new hot water heater. Every dollar was spent on what buyers would actually feel the moment they walked in, not just what would photograph well.

We listed at $319,000. Twelve days later, after multiple offers, it sold for $370,000, a new price record for Stratford Place at the time.

This is what "The Proven Strategy" actually means. Not a slogan. A plan built around your specific property, even when that plan starts with a hammer instead of a sign.

One team for both sides of your move

Your sale and your purchase, run by the same hands.

Most move-ups get split between two agents who never talk. With us, one team runs both transactions, so nothing falls in the gap between them.

Gabby connected us with her own buyers, and we did the entire transaction off the market. No listing, no open house, no showings with young kids in the house. We had one showing and an offer the next day. She made sure we were comfortable with every decision and never pushed us. Everything went quickly and smoothly.

She treats every sale like it is her own family's.

Gabby Magsino founded The Magsino Group to do this work differently. Raised in Raritan Borough after immigrating from the Philippines, she understands what a home means to a family building something for the first time. The first person she ever helped was her own mom.

With Bruno's construction background and a small, dedicated team fluent in four languages, she gives Somerset County sellers something rare: a strategy they can trust, and people who genuinely care how it goes.

Questions move-up sellers ask

The honest answers, before you ask.

There's no single right answer, it depends on your equity, your financing, and how much certainty you need. In your consultation we walk through both paths with your real numbers and pick the one that carries the least risk and stress for your family. That decision is the whole game in a move-up, and we make it with you, not for you.

This is the fear that keeps most people from ever moving up, and it's very solvable. Options include a rent-back that lets you stay in your sold home for a set period after closing, a sale-contingent purchase, or timing your listing to launch once you've identified the next home. We build the safety net before we list.

Often, yes. Depending on your equity and lender, a bridge loan or a buy-before-you-sell program can let you purchase and move on your timeline, then sell without the pressure of living in a staged home. We'll connect you with lenders who do this well and tell you honestly whether it makes sense for you.

Sometimes, and when it's possible we work to line them up so you move once. When a same-day close isn't practical, we build in a rent-back or short gap so you're never without a roof. Coordinating those dates across both transactions is exactly the part we own.

We answer that on day one with a net sheet: what your home realistically sells for, minus costs, equals what you carry into the next purchase. Paired with your financing, that tells you your true buying power before you fall in love with a house you can't yet reach.

We keep the money conversation simple and transparent, and we have it directly during your consultation. You'll understand exactly what the sale and the purchase each cost, with nothing hidden and nothing nickel and dimed, before you commit to anything.
